If you’re looking to buy a home, there are a few things you need to know:

1. We are experiencing a Seller’s Market with high demand and low, very low, supply.

2. Chances are very likely that you will be one of many buyers placing an offer on any one house in Miles City. This doesn’t mean your offer won’t be accepted, it just means that you have to be ready to buy when you walk into that house. Get your money lined up, figure out what your loan will or won’t do for you, know your price range. Sit down with your agent and have a talk about what to expect. If they won’t do that, get a new agent.

3. Timelines have been extended due to the high-demand housing market. This means that appraisals won’t happen over night, and closings are looking like 45-60 days depending on your lender.

 

The most important thing for you to do is line yourself up with an agent who 1) cares about what they do, and 2) actually knows the intricacies of the market. Buying a home has more to it than finding one with a pretty kitchen. You’ll have to arrange inspections, negotiations, closings, and appraisals. A good agent will also do most of the searching for you, too, as long as you have a transparent, open relationship with them.
